@Pete Harper my realtor says it's a requirement anyway so I will have a termite inspection done regardless. You may be right because it kinda looks like there might be termites already.

No, there are no gutters but yes I will have them installed as well. That is not a bad idea. I'll add that to my list of solutions. Thanks Pete!

@Account Closed I am still in search of Landscappers. I will bring up your point to them. If the cost is just way too much and the problem is still not solved, then I will back off. Thank you again for providing more info.

@Theresa Harris Ok, I got it now! I had to do several Google searches but I've seen how it's done. Plus there are ways to make it really pretty too. Let me reevaluate because this is a multi in probably a C+ neighborhood. Thank you for the explanation. I'll update back here on what I did. Best of luck to you!

@Kyle Poirier @Mary M. Thank you both for your insight. You both gave valid points! I'll definitely bring this up to professional Landscapers for possible solutions. Either way, if it is costly enough, I'll make the seller give me a credit for it or he does the repairs. I appreciate both of you!

@Account Closed Hello, and thank you for your response. Yes, there is cement before the siding. I didn't take a photo from the outside that shows this. The tenants reported that there was a time where the water was just at the level of the threshold. In other words, the water did rose to the level where it surpassed the cement and touched the siding. I think the second picture shows there is mildew on the wood just close by the door. 

No need to apologize and I appreciate that you shared your daughter's experience. I did say walking away is part of my option if it gets to that point. I'm by far no expert so let me get some trained eyes looking at the property and decide from there.

@Mike McCarthy it's the main road to the front of the property so that is a point for drainage. I appreciate the tip. I also wouldn't consider handing this problem to the neighbors. It's just not considerate.

@Theresa Harris I'm having difficulty picturing your solution. The land behind my property is higher and therefore the only way to divert the water is forward but through the side of the property.

I'll just bring in a landscaper like everyone recommends. Lol. Thank you for bringing this up. If the landscaper explains the way you said it then I'll hit you up coz I finally got you!
