Post: Dallas considers restricting home sales for real estate investors

DALLAS - The city of Dallas may consider limiting the number of homes real estate investors can buy.

The move would aim to tackle the rising home prices across the DFW area.

Median home prices in North Texas jumped 22 percent year over year in March.

Combined with higher mortgage rates, many individual buyers are getting priced out of the market.

Dallas’ director of housing explained how Canada tackled the problem.

"Are we working on a bigger policy regarding the scourge of investment buyers? It is across the country, where individuals are no longer buy homes but REITs are," asked Dallas Councilwoman Jaynie Schultz.

"Canada restricts how many foreign investors can come into your market and buy up your real estate," said David Noguera, the Dallas director of housing.

Canada banned foreign investors from buying homes for two years.

Along with considering its own policy, the city may push for state legislation.

Sounds great although the location is a little ironic considering this proposed new CA Bill that imposes a 25% tax on gains if an investment property is sold within three years.

Assembly bill would tax house flippers, those who sell homes a few years after buying

The spreadsheet with 15 investments would be fine if I were not planning on adding any additional investments in 2022 and beyond. I might need to start a separate tab for each year and then have a summary tab that ties it all together.  Unless someone has a different solution.

Hi Brock, Thanks for sharing your thoughts. I've spread my initial investments in 2021 over about twelve different syndicators that all report and distribute on different timeframes so far so I was hoping to find a more elegant solution than my current spreadsheet system that is getting a bit unweildy.

Hi.  In 2021 I invested in 15 different RE Syndications and was wondering how LP investors keep track of quarterly distributions and other performance metrics vs. what was originally presented in the original pro forma or updates.  Right now I am using a large excel spreadsheet but I was thinking someone must have developed a better system?  Thanks!

Hi Travis, You should consider attending some local BP meet-ups like this one: https://www.biggerpockets.com/...

You will meet brokers like Sam Horton https://www.biggerpockets.com/... who should be able to help you in your search.

Good luck!
