Post: Finding the right PM or partner vs creating one

Hey Bigger Pockets fam,

I am a new investor just starting out and trying to network while also attempting to build my rockstar team.

I was wondering if it would be smart to take someone who is motivated and kind of train him into what I'm seeking in a PM when I get to that point?

A short back story:

My ex wife who is remarried has a husband who I think kind of lacks direction in his life.i talked to him about real estate a while ago and he seems to be interested but lacks more than a few fundamentals, mainly the knowledge and training.

I was hoping to invest in his area anyways.... Would it be smart to train him and have him educate his self on the subject?

Investing might be a bit much for him at the time but I think he could be (with a bit of work) a decent PM.

OR

would it be a waste of my time? Should I only seek rockstar when I myself haven't done a deal yet? Or should I invest time into setting him up to PM for me when I do strike a deal in his market?

Crap.... This is unfortunate news as I am moving to Oregon begining of next year and was hoping to begin house hacking there? What strategy should a new investor employ in the Oregon market right now if any?

@Emily Ellis there's this great book I read on wholesaling by Todd M. Fleming

It's called, "If you can't wholesale after this then I have nothing for you." Also on audio book.

He talks about his step by step process in how to wholesale effectively

He goes into a business mantra I think would be perfect for wholesaling.

"We're finding houses for buyer not buyers for houses" finding buyers first eliminates most of the guess work and you can hear your property search toward what your buyers actually want rather than tying a property up under a contract and then finding a seller that may or may not be interested in your deal cuz it may or may not be apart of their criteria.

Sorry for the overly winded comment. I'm also a new investor getting into wholesaling and that's just what I gathered and picked up

I'm also trying to do the same thing

Using wholesaling as a means to generate capital to be able to find other projects.

There's a great book that taught me a lot about wholesaling and even had a step by step on what to do first, second and third...

I've been educating myself in real estate as a whole since mid 2020 listening to the podcast (from episode 1) and reading books such as "investing in real estate with no and low money down."

As I gained the knowledge I started to formulate my plan of action, my plan of attack so to speak.... That's when it hit me.....

Why not gain the knowledge of a smart wholesaler.

Yah I know what some of you are probably thinking as I've heard what the vast majority think about wholesaling but done ethically I think it would not only help generate leads but also connections as well.

So my questions to you are, Do you think wholesaling can be done %100 Ethically?

Ie: not putting a property under contract without a buyer in mind.

My thinking was that I can start by finding housing for buyers and not buyers for houses... Seems easier and takes away a lot of the guess work.

Do you think wholesaling is a good place to start? After all my end goal is to buy and hold and or house hacking.

I figured wholesale could help with generating capital in the meantime.

What are your thoughts?

Hello everyone

I am real excited about learning the ins and outs of the trade so to speak.... I've been indulging in audio books as they are easier to get into with my work schedule.

I work over nights as an auditor in a factory so I'm constantly walking around and doing things. I listen to the podcast usually while working.

I recently got into audio books and currently listening to Brandon Turners book about creative financing.

I was wondering if there are any such books I can find on audible that deals more with how to analyze a deal?

Any suggestions....

@Nathan G. Wow that is so awesome. Congrats on the recent closing. You're story is truly inspiring and gets me for fired up to start. I am still unsure where to start but I'm still learning everything I can. I'm even looking at deals and analysing different houses.

So I love when I’m listening to the Bigger Pockets real estate podcast where it always says, “welcome to the Bigger Pockets real estate podcast where you can learn about real estate without all the hype…”

Well I’ll have you know that I’m ALWAYS hyped up when I’m learning something new especially something so rewarding to those who preserve.

I listen to the magnetically charged words of Josh and David and I’m instantly sucked into my head space planning my own path and journey. I’m a new investor and I’m so PUMPED.

Keep up the fantastic job…. With real estate it feels as though I finally found something I actually want to do instead of have to do.

Meeting all of you investors and other members of bigger pockets while networking and creating connections while learning something invaluable is just wow…it still blows my mind how huge this is.

I know this is a long post about literally nothing but I really wanted to thank everyone on here for being as helpful as you are warm and welcoming.
