Just wanted to see if anyone is investing in the Calumet City or Dolton Illinois area. Wanted to see what the market is like and if anyone has any tips on the area. Also if Illinois more of a landlord friendly state or not. Any advice will help I'm a newbie and am looking for a good out of state market. I live in Orange County California which is a pretty expensive area for rentals.

I am a new investor who is in the education and raising capital phase. I have a question about the BRRRR method. Does it make sense to buy a property with a loan and then rehab it and then refi it after the rehab or is it better to buy the property cash and then rehab it. I'm wondering if using OPM in this situation will benefit me.

Hey guys, so I have a friend who had a bad relationship, long story short. They bought a house but broke up and now they want nothing to do with this house. The house is in California so the rental numbers don't make sense for me to put a down payment on it and buy it from her as a traditional rental. It is already renovated and is worth about 450k. Does anyone know of any creative ways I can finance this and both benefit from it. The house is not paid off and their current mortgage is 3300 per month. If anyone has an idea please let me know. Thank you.

Hey guys I am in the Orange County CA and just found a lady needing to sell her house. Its FMV is 480k I currently do not have a down payment for this property but would like to take advantage of this deal. It's a 2 bedroom 1 bath property. What's the best strategy to tackle this with. I've never done a deal before. Any info would help alot!

Hey guys just looking for some guidance on my REI journey. What do you think is a better use of my money. I currently have about 30k to invest. I'm looking to invest in Indiana preferably, as my cousin is currently investing there. Should I go turnkey or try to do a BRRRR? Any info will help. Thanks.

So as long as I have a good property management team lined up and the numbers make sense it shouldn't really matter which way I go?

I am currently looking to get my first deal started. I live in California and am looking to do OOS investing. My plan is to buy a turnkey property. Does anyone this it is wise to buy a property off Zillow or is a turnkey provider a better option.
