Hi @Odayne Daley, this depends mostly on what the tenant leases and ledgers look like. You want to make sure there's a solid (and legal) lease in place that would protect you appropriately as the landlord and that they have a proven track record of actually paying or you could be purchasing some headaches along with the duplex. I prefer to only purchase tenant occupied if they are month-to-month and even better yet if you make the terms of the purchase contract include tenants being gone upon taking possession so you can place your own tenants. However, if they're long standing tenants with no discrepancies and proven track record of paying on time then it can be nice to have some in place cash flow.

Hey @John Boland, also Central Ohio based and also a Realtor. To counter @Jesse Houser's point just a bit, Columbus still has tons of opportunity for cash flowing rentals even in some B neighborhoods. However you aren't going to find many options directly on the local MLS or the zillows - you'll need to seek off-market properties. I'd imagine this is the case pretty much anywhere around the country right now so definitely keep this in mind in your search. As for pm companies, I am a property manager and investor and I would say pm vs. self management comes down to your knowledge, time, and energy preferences. If you're confident in your knowledge of landlord tenant laws, ability to manage tenants, etc. and have the time and energy to deal with the issues too then you can definitely "cut costs" self managing but really you're just paying yourself the management fee and I would definitely figure that into your numbers.

BRRRRs are relatively hard to come by in Columbus right now and turnkey is kind of an opposing strategy to BRRRR if you're meaning buying something already tenanted with no work needed and management in place. If you're looking to form a team to tackle BRRRR deals I can help.
