Hi, I ordered two ADUs from TINI Living (they're in Spain).

The units are ready, but due a personal situation I only want one. I'm willing to sell the other at cost.

It's 400 sqft and high end finishes. If you're interested please let me know. Or any ideas of where I might be able to sell this unit would be super helpful. Thank you,

Thank you all for your opinions I appreciate it! I agree that the 2.875 is an asset, I'll probably keep. :)

Hello,

I have a good interest rate at 2.875% and have tenants, I'm cutting even with expenses. If I sell I would be able to get what I bought it for. Overall my portfolio is too real estate heavy, I have more than 50% of my assets in real estate and I just generally think that's not such a great idea. I'm thinking I should sell and reserve those funds for investments in stocks or even gold or a small business I can buy. What do you guys think? What are the trends showing in the 78747 area?

Hello! I'm thinking of starting a property management company as I have a lot of skills I can leverage for this type of business. And I can start within my own network.

Would you recommend STR/Airbnb? Or long term property management?

When I was looking to find a property management company to rent out my own house I wasn't getting enough value for the money IMO and I would've loved if they offered an option where they only took care of maintenance and charged a lower percentage. So I'm thinking of offering that as an option. Would love your thoughts on this!

Thank you!

Hello!

I have a home that I bought for 600K+ about 38K closing costs, interest 2.875%, I've owned it 3 years and owe 220K on it. It's in Austin, whose market is getting flooded with new homes right now. It's not in a super prime area, but it's in a nice suburb 15 min from downtown/all the good stuff. I could rent it out for $3,500 unfurnished. Utilities are costing me around 450/mo plus another 400/mo for pool and garden maintenance. Should I keep it or rent it out unfurnished (w/ management I will cut even or loose like $100 per month cash flow)?

Thanks for your input.
