Thanks for the interest guys. This is an interesting discussion indeed. @Ryan Johnston - Thank you so much for your input, seriously. A project on this scale would surely bring some headaches along with it.  no doubt about that!

"show them prefab instructions in Chinese and they will tell you to go away" HAHA so true. 

Like i said previously, I have sent a few inquires to these Chinese companies to see if they have done business like this before in the US.. If they have- Hopefully they will provide great detail on a similar case. At least that way i have something to go off of. I have heard about SIPS.. I learned about these while researching building tiny homes on trailer beds. I'll continue to learn about them. Thanks for the advice and content Ryan.

First thoughts off the bat is does the structure meet International Building Codes, State codes, Local codes?  The installers - are they licensed, do they have a business license in your area, etc.

Too many questions and I'm sure local and state jurisdictions would want answers when filing for planning and building permits.

i agree, the building code and law compliance was one of my first thoughts as well. I figured the first step would be to reach out to these companies and see if they have had projects in the US before, so i sent out a few emails. I keep this thread updated if you BP'ers show interest... After reading a bit more about the company on their website, they appear to be able to meet codes in other countries. Baosun has done projects in Australia and the UK so I imagine they could figure out how to appease the US codes too.... - Whoa! i just learned Baosun built a 'candle wood suites' hotel in the US... so maybe there is hope after all!

Hey BP, 

Does anyone know anything about Chinese light steel prefab homes? take look at alibaba, you'll find prefab companies such as Deepblue or Baosun. these companies offer 'luxury' and modern style 'villas' that are affordable and quick to build... My question is, has anyone ever done this before? - import prefab from china to USA and finally sell for profit? Baosun even advertises a full turn key solution, from the design process to logistics to even sending temporary Chinese construction workers to complete the job... I just wanted to know if anyone thought about leveraging this prefab market in this way.. anyway thanks for reading! look forward to your thoughts.

Hey BP,

Made an offer on a property and the seller agreed and sent over a purchase contract. upon reviewing it i came across some verbiage i was hoping to clear up.

" 18. PARTIES: This Contract shall be binding upon and shall inure to the

benefit of Buyer and Seller and their respective heirs, successors and

assigns. As used herein, words in the singular include the plural and the

masculine includes the feminine and neuter genders, as appropriate. "

My question is how to you guys interpret this? Does this mean i can assign my interest in this deal and end up wholesaling it?

Hello Bp,

I'm wondering if there are any investors on the forums that operate in and around Lake Toxaway, North Carolina. I'm looking at a potential rental out there and i'm wondering how the market is. i notice there inst many available rentals so i'm wondering if that is a good or bad thing.. I can go in greater detail if you'd like.
