 I have looked at Petersburg off and on for years, mostly in the nicer (well relatively) areas. Had a duplex under contract a couple blocks away from downtown but it ended up falling through 

I agree Richmond prices are getting ridiculous numberswise and Petersburg does have some very cheap properties. But it’ll be a long time before any sort of gentrification reaches them... meanwhile near Fairfield and mosby getting flipped more and more in Richmond. Petersburg is tempting... buy a couple city blocks and use scale to make it work?

If you want to try out hospitality without a major investment why not try a STR property on AIRBNB? I tried that and learned that I hate the operational side of hospitality.

 As Jeff said, most hotels have a company owning the real estate and a hospitality company running

Lots of multis are sold by older or simply burned at owners that self managed. Always come with deferred maintenance issues, just deal with it, get the tenant goodwill, but explain how it works moving forward

 In Richmond va it is still illegal to rent a place for under 30 days. Yes, people are still using Airbnb but if you are basing your main long term investment around it I would really consider other exit strategies and alternative monetization

 Quads around carytown if even available are getting pretty close to a million... duplexes went past $500k a while ago for the most part. I would not recommend central fan for a cash flow house hack play simply because the math isn’t there

Richmond market is pretty tight like most places, but good advice in this thread for you. I’d recommend attending various real estate meetups in the area (check out meetup.com) to help network with like minded real estate investors, though many are also on here. 

Personally I am based in Richmond and am a realtor here, but heavily invest in multi families in the western part of the state as I am from there and familiar with the areas.
