an all cash purchase of a duplex making $750- 850 a month is a pretty lousy ROI at $82k

50% rule would put you at a bit over $5k net a year so off $82k that's around 6% ROI. Certainly better then a savings account, but with actually leverage you would see considerably better returns, though still lower then I would personally consider

Hey

right now I have an 80% LTV HELOC on my primary residence, but I was looking to repay this and get a new HELOC of greater then 80% (90%?) to pull some additional capital out of it for some renovations.  Residence is in Virginia and just looking for some recommendations and some feedback on this

thanks for the response Rob.  I agree, its not my priority compared to the real estate investment.  But also I focus in a smaller town, so resources are limited and keeping this employee is in our best interests too.  It actually won't effect my day to day time as I am more the planner, not the day to day guy.  Also I sit in front of a computer all day dealing with biz opportunities like this anyway.

I will definitely PM you about this and put my partner in touch with your handyman friend.

Hi, I wasn't sure the best forum section for this, mods feel free to move it.

So currently my partner and I are self managing our rentals and we have a handyman that works for us.  My partner and the handyman are interested in kind of spinning off the handyman part of the business to actually take outside projects and grow that section of the business some. 

It strikes me somewhat as a charitable action on my partners part, but certainly a monetizable situation too, it just needs to be treated as a real business.  I'm the numbers and long term planning guy of the partnership while my partner more runs the day to day of things.  Also I love leveraging new technology in old traditional businesses and certainly see some opportunities there for this too.

Any suggestions on how to proceed here?  I've learned such a good deal of quality information on this site I wanted to bring this topic up here too.

10% cash ROI using 20 yr loans, not in a war zone. Currently investing semi locally in multi units but when I expand my focus I will expect better returns

As I have mentioned, this area is rather rural, so I do believe the maintenance guy is worth the money. But there is really only one employer in the area and the tenants primarily come from there. I'm just not so sure about the actual property manager. I personally am 2hrs away from the place, but my other business partner who is more hands on with some of our other properties is only 20 minutes away. He also has a maintenance guy on hand to take care of various tasks and other employees for his business.
