So a broker @Christopher Cruz, must be on top of the deal more than anyone else is. Aware of every movement in the market, etc... 

And some brokers just aren't. 

As a broker, I often think about how I could be better and provide more. This post is really about getting the investors perspective on this.

I've overheard countless conversations about investors hating agents, investors loving agents, the death of the real estate agent and the necessity of a licensed broker. 

What's your take on it? 

I don't personally think google can answer all our questions regarding local real estate transactions. Neither can someone who does something different from what someone else does in real estate. So, there will always be the role of the broker who works with many different types of deals and styles of investment. 

Thoughts?

With just $3,000 I realized that the best path for me would be to learn the laws and procedures of real estate by becoming an agent. This way I could make money and help people as I learned- while eventually gathering the skills, contacts and resources I need to become an investor and achieve financial freedom. Some might think it;s crazy but it's been working out really well for me so far. I've met some great people and learned WAAAAYY more than I even thought I'd have to. I'll have my license next month and start working some deals!

I'm starting out with next to nothing and I need to make a living while I learn the rules of investing so I'm studying hard to be an agent and hang my license under either a local brokerage (Georgetown Realty) or the big bad Keller Williams. Any thoughts? Not only on who but on what activities I should focus on as an agent?
