What a great post!! So much good information here. I do have a question though. I left my W2 job few months ago and got my real estate license in hopes of selling real estate and investing in it. So, if I find a property, I will have to pay cash for it because I will not qualify for a conventional loan since I don't have tax returns from last two years as a 1099 contractor. So the only other option is a portfolio loan. If the properties numbers makes sense, will a portfolio lender give me a loan based of the rental income or equity?

Hello Torey, 

I am new to real estate investing but I did form an LLC and got my EIN from IRS. I went to my local M & T bank where I have my personal checking and savings accounts. The process was very simple for me, they needed a copy of the LLC documents, EIN copy and my personal ID. When asked I told them that I will be doing real estate remodeling and that was it. I hope that helps and hopefully you get this taken care of.

Hello, 

I am a new investor and an agent from Fredericksburg, VA. I have been looking into investing in NOVA market using BRRRR method or a flip from last few months, but with the market condition and competition it's been really difficult. I have heard some good things about Petersburg, VA from a few different people. I am trying to find someone that has a good knowledge and understanding of Petersburg and surrounding areas. I am thinking about driving down there at some point soon. I can even meet someone there if that helps at all. Thank You very much.

Hello everyone, 

I am a new real estate agent and an aspiring investor. This is a big career change for me. I have been in my family business managing restaurants and bars for last 10 years. I want to learn as much as I can about becoming a great agent and investor. So far I have read "Rich dad Poor Dad" and I am in the process of reading "Sold" from David Greene. I would really appreciate any and all advice, as well as any books I should read for self development that will help me in this process.
