@Hamidou Keita I would recommend if duplexes are limited if you can get a 4-5 bedroom house and either rent by room for house hack or splitting a big house into 2 and adding a kitchenette and separate entrance as a more cost effective ROI option

Hey @Evgeny Vlasov! What did you end up doing ? I am in a similar boat trying to add a bathroom in a room. Do you have any recommendations for drawing and permits that you used ?

@Serge Dulau something that has worked for me for house hack in San Francisco is renting out furnished rooms, I looked for house that I could split out into multiple units and rent them out with their individual entrances for 2-3 month leases

@Kyle Swengel : great points, my intent was just to minimize the impact of the slow season and go back to STR/MTR after 3 months , but got great insight about the time commitment and additional amenities required. Will be in touch on how it goes .

Hey all, I have a STR/MTR in Tucson, AZ which is 3 Bed 2 bath house (with no pool ) and my bookings have completely fallen off because of the slow season. I was wondering if folks have rented their MTR by room for slow season. What additional measures we need to take in order to rent by room ? Any gotchas to do the same

@Eric Mcginn: Thanks for the advice, would there be any cons if I want to go the un-permitted route. One of the reasons is that the house has 200 sq ft space that was added w/o permits by the previous owner

Hey all, I am in escrow for my next house hack and I wish to add 2 bathrooms in the property : One in the semi-finished garage and other one in the 2nd living room ( next to kitchen ) which will be converted to a bed-bath setup. The house has a crawl space. What should be my next steps or should I talk to contractor and do a walk through with them ? Do I need to engage with an architect for the same ?

@Anup Dhakal: I have gotten the most luck by posting on Facebook groups. What kind of tenants are you looking to attract ? There are groups for people moving in, medical professionals etc.
