Wanted to know :

If a good deal is found via any of the following:

Wholesaling Vs MLS Vs Birddog Vs Seller Financing

The realtor or a broker's role comes only when buying house listed on MLS.

Wanted to know can someone directly purchase a good deal from a wholesaler or found visa bird dogging or passed on via seller financing.

That way we could eliminate realtor fees and would be a win-win for the buyer and seller.

(This question was asked to me by my friend who is getting a great deal via the latter methods)

Starting out as a newbie:

A house listed on various real estate platforms such as Zillow, Realtor.com etc. comparing that to the same house listed on the MLS.

Wanted to know that is there any price difference on the same deal? 

Does MLS offer any unfair advantage over the same deal listed on other public real estate platforms?

Also, is there any set commission on the sale of a house or is it decided b/w the seller, listing agent, buyers agent and the buyer?

Had this question in mind and kinda cliché but still wanted to get a clear idea.

Consider someone is looking to  buy a house in Ontario, Canada. Lets say that person finds a deal.

Now, the question is who pays for the seller's realtor and the buyer's realtor:

1) Is it that the seller pays whatever commission to the seller realtor which is then split b/w the buyer's and the seller's realtor.

OR

2) Seller pays the seller's realtor and buyer pays the buyer's realtor.

From what info is out there on the internet, it says the buyer is not supposed to pay any realtor commission.
Is this true?

Or Is there any specific law regarding this from the provincial/federal govt.?

Wanted to know what all are the Hot markets in Canada for the following:

1) Hot Rental cashflows (High ROI) (1-4Units)

2) Hot Multifamily Rentals

3) Flipping/Rehab deals

4) Wholesaling 

5) AIRBNB Locations with least vacancy?

6) Worst Markets in Canada
