Love seeing fellow military on here and I see my friend @Marcus Long who is crushing it in syndication all the way from the UK already chimed in along with my buddy @Doug Spence who also invests from a distance.

I don't have any experience long-distance investing but I do have a TON of experience on progressing from Step 0 to Step 1 and beyond. I think that learning definitely doesn't hurt but what will really help from attending any event or workshop is the relationships you build there. Even though attending the event may not line up with your investing timeline, the friendships you can make there will last forever. Go there with the intention of making friends and adding value to others and you'll definitely receive massive value. All of the "knowledge" from any event is likely available on Youtube, albeit it may take longer to sift through raw information to get to the core messages and actionable items. 

If you're not already plugged in to Dave Pere's From Military To Millionaire group on Facebook definitely check it out, I've made a lot of friends in there that turned into a lot of business.

Hey Ryan! 2 years ago I was in the same exact shoes. Real Estate has totally changed my life since then. I'd suggest that you find local meetups and groups that you resonate with and also find someone who's doing what you're doing and find a way to add value to them. I started working for a real estate developer in the area for free and ended up learning things that led to some great deals and opportunities. Relationships are arguably the most powerful investment you can make when you're starting out!

1. Cash Flow - Contrary to popular belief, it's possible in SD if you find assets that have room to add value. ADUs are a blessing and as Dan mentioned, most places can support a JADU as well if you're living there. If you're open to it - scoop up a discounted place that needs some work and has room to add an ADU or 2.

2. Appreciation - If you check out the community plan for each area in San Diego (In SD, we have a city planning commission and each community/area has it's own community planning group) you can get a sense of what direction an area is headed. Some might argue that buying strictly for appreciation or guess where the path of progress may be is highly speculative, however, in San Diego, there are clear indicators in some areas that a massive upswing is inevitable. Become familiar with those areas and you'll see what I'm talking about. 

3. Tenants - there's something interesting going on in San Diego right now. I help a local developer manage around 40 doors in all types of areas (From North Park to Southeast San Diego) I've noticed that there's a shift happening in a lot of areas - we are seeing more people escape the beaches and downtown and move to places like Linda Vista. I leased up a software professional from Lake Murray (affluent) to City Heights (blue-collar) area - people are going where the rents are lower and we're seeing more socio-economic diversity in the lower-priced/blue-collar area. That being said, I think you can find great tenants in any area and any demographic if you focus on matching the right people with the right home. We've leased to people with shaky credit or background because they seemed genuine and felt excited about the space and had zero issues. We've also leased to people with excellent credit and income and they ended up causing us headaches. I am a firm believer that personality and compatibility with the home are huge when screening tenants.

I am hearing that different cities are requiring different things, even within San Diego county there are big differences in getting ADUs permitted between the cities. I really hope it turns out that the city (which is surprisingly often true) is wrong! Can't wait to hear your updates, at the end of the day you're delivering a piece of high-quality housing to the market, which is in dire need of more housing.

Hey Alexander, I am by no means an expert but a recent project has given me the privilege to have to dig deep into the new ADU laws and the only thing I saw in there about historic districts was more lenient parking requirements. May I ask who said you can't build an ADU? I'm trying to accumulate more knowledge about these as they are becoming a part of more and more projects. Best of luck on your project!

California rehabbers/developers I need your input!!!

Has anyone been able to convert a non-permitted addition into an ADU? - Specifically, does anyone have experience permitting("legalizing") existing footings?

If an engineer signs off and says the existing footings are built to code, shouldn't that be enough for the city? Would love to hear the experiences of others.

@Christian Johnston hope you're staying safe on deployment, Godspeed and get home safe.

It was after my last deployment that I was in the same boat as you (no pun intended if you're in the Navy). Unfortunately, it's near impossible to make numbers work on a house hack for multifamily in San Diego. Im assuming you're using your VA loan? My suggestion to you is get into a Single Family/Condo with 2 or more rooms and rent them out to your buddies. I did that and covered most of my mortgage initially and later on started cash flowing a little.

If you're a first time home buyer PLEASE don't sign a buyer/broker agreement with any realtor until you've checked their reviews or preferably have a recommendation from someone you know(there are plenty of sleezy realtors in town that will flock to you like vultures and handle your transaction like poop, especially once they hear military/ if you need a recommendation let me know) 

Get on @David Pere facebook page, it's called From Military to Millionaire. It's a page designed for us Veterans to get our questions answered and bounce ideas off of each other. You'll find one of the most valuable resources for the VA loan there as well, Chris Griffin and his page VettedVA.
