I am looking to buy David Greene BRRRR ULTIMATE package, and I was curious about the Audiobook format and if I would be able to add it to my audible account; or is it only downloadable MP3?

Are the Audiobooks from the BP Bookstore compatible with Audible?

Currently, I don't have a criteria for accepting tenants with fewer number of pets over ones with a higher number of pets, or accepting tenants with less occupants. 

if I set such criteria, do you happen to know if it would be illegal?

I'm sure most times you can find other reasons to decline a tenant, but provided both applicants meet all the qualifications, is it illegal to decline tenants for the reasons listed above?

Hello BP Community!

There are a few threads about this topic, but I haven't found one specific for my scenario. 

I have two applicants, both meet all minimum qualification standards. One applicant will be living with 3 other adults (4 adults total), the other applicant will be living with another adult (2 total). 

I am leaning to rent to the 2 person over the 4 person applicant, due to wear and tear on the house. 

Is it legal to decline an applicant due to the number to occupants, if there is another applicant with fewer occupants that meet the min qualification standards?

The home is a 3/2 so technically it can house 6 people. House is in Florida.

The 4 person applicant also has pets. The 2 person applicant does not have pets.

Is it legal to decline an applicant if they have pets since there is another applicant with no pets?

I allow pets in my property. 

Any feedback two my two questions would be much appreciated!

You can try creating 8 or more similar Craigslist adds and renew them ever 2-3 hours to move it to the top of the search results. It’s a bit of work but it only takes a few seconds. Quick tip from the pot casts ;-) All the best!

Good Morning Liz, We have one rental in the Seminole Heights are and it was VERY easy to rent. This was our primary residence and we moved out a few months ago. We did not intend to use it as an investment, but our PITI is about 1800 and we are renting it for 2250. So after cap expenses and maintenance cost there is not much of cash left. the Seminole Heights is a very up an coming area but it’s hard to find an affordable deal.... lots of construction going up in any parcel they can find, regardless how small the lot. We actually just started doing some research on the market this week for a multi family under 150k. So I’m curious what others think would be a good area to invest. Take a look at the Wesley Chapel area, it’s about 25 minutes north of Tampa and is growing rapidly. From our initial research, it seems like the Tampa area jobs and population is expected to continue to growing for the next few years, and it would be a good area to invest in this high market. I personally have not seen very mixed review...but this is just our initial research ... and disclaimer, we are still part time newbies. What type of property are you looking for if you don’t mind me asking? If we come across anything we can send it your way. All the best! Alfredo
