While out surveying empty lots to build spec homes I found a nice property in a great neighborhood, however there is a creek behind the property surrounded by heavy brush & trees but not enough space for a viable backyard. In order to make the property appealing I would like to build a higher end deck behind the home to at least give some additional value to the future owner and compensate for the lack of a backyard, which is extremely common in this  area. Does anyone have any suggestions or referrals to a deck builder in the Dallas Fort-Worth area? Or any other advice for workarounds for lots with backing similar terrain.

@Abhi Golhar are you saying that you buy a $30k lot for a discount of 18-22% FMV, or for a total of 18-22% of FMV $5,400-$6,600?

Greetings I am a new member to Bigger Pockets however I have heard many references to the site over the years but have been dragging my feet to join another "social networking" site. But after deliberation I decided that NONE of the other sites I frequent are centered around financial freedom so I'd be insane to not create an account and utilize the tools and information provided.

I am currently looking to acquire lots for the purpose of constructing single family homes, and progressing to multifamily in the future. Any partnership, advice, or mentorship would be welcome. If you are a developer in the Dallas Fort Worth or surrounding areas I would live to work with and learn from you.
