I just purchased my first investment property last year and was required to put 20% down in 10/08. Did things change where you can put 0 down on non-occupied?

I am trying to get estimates from reputable contractors to redo the stucco on one of my investment duplexes in San Diego. The property is 1360 sq.ft. and the back side has been peeling off. My prop. manager had some laborers do some touchup and it is not the same color, but will do for now. I am interested in getting it redone to last a long time. What is a realistic estimate or ball park that I should consider. Also any recommendations? I read that it could range from $4-9 a sq. ft. for the work. Thanks for your help.

the first deal is 2 units and the second is 4 units.

1) Price: $249,000 (duplex in class b, c area/San Diego, CA) Shortsale and appraisal came in at list price, orig. owner purchased for $475k in 2005
Owner pays utilities, tenants pay elec., gas
2 units rent for $1200 a month. One tenant on Sec. 8

2) Price: $400.000 (Quad) listing was reduced by $200k (don't know reason)
Owner pays utilities, tenants pay elec., gas
4 units rent for $1150 a month

Both require 20% down and 6.75% for 30 years as an investor loan from FHA.

Not sure of Appraised value for quad.

I purchased the Nick Sidoti course and he offered a 2 day boot camp with Lou Brown and a 1 day boot camp with David Lindahl. I am figuring that for such a short time that it will be a very long one day sales pitch "upsell". Does anyone have any experience with these bootcamps? (Lou Brown, David Lindahl) Thanks for your time and really considering returning the program after reading so much about finding a good mentor is a greater return than these boot camps and gurus.
