@Christopher Heckmann we manage nearly 750 units in the Pittsburgh PA market. We also have some bad reviews. Its common place and I just dont have the time to combat the bad reviews or expend the energy. We work with referral or repeat customers only and over 21 years in the business I can tell you 90% of the bad reviews are tenants who are unrealistic, owe money or some other problem that was caused by them but they want to blame the property manager. Now with that being said there are some awful companies out there so choose wisely. If you private message me I can send you some questions to ask when you are interviewing. A lot of how a property manager performs will be how nice your property is, how realistic your rent amount is and the area the property is located.

I sell in the Pittsburgh PA market so I have no resources in your market to recommend.
Not sure if its too late or if you have already done it but your offer should be contingent upon you getting a few estimates on the work prior to closing. Maybe a 15 day contingency.

David we sell at fair pricing and most of our sales are not marketed. Just word of mouth or past clients. We dont try to squeeze out every penny. it has to be a win win situation for both parties to create trust and a repeat customer.

FYI all of these are in the Pittsburgh PA market so I am not sure if its the same process nationwide

I have a partner of mine who is in the process of doing about 100 of these. He said its the worst thing he has ever done in real estate. Now maybe that's because he took on 100 in less than 3 years? I have been involved with 4 and my experience has been awful. Be prepared to deal with court issues and delays. Also make sure you have enough cash and you are patient.

Just purchased a 4 unit and duplex in a great neighborhood in the Pittsburgh market. Our efforts to find deals is finally coming to fruition. we can then sell some of them and leave some equity for the next buyer and keep some of them for our own portfolio.

You might want to consider the other side of the state also. Pittsburgh has a lot to offer and from what little I know of the Philadelphia market the prices here are quite a bit less.

What part of the state? Are you near Erie?

I am located in Pittsburgh but I do have some contacts in the northwest part of the state but need more specifics.
