I would do what the man above mentioned. House hack, find a duplex or SFR and have friends or a tenant move in. If you have a handy uncle / friend / father who can help teach you some of the remodeling skills, that's even better. It'll help down the road when you do not want to remodel but you'll know what needs to be done and a contractor can't try to fool you just because you're a woman. You'll have the experience to call BS on whatever they try to tell you needs to be fixed.

@Matthew Evans I'm 26 and in a similar boat.  We don't invest right now except for our mutual funds and 401ks while saving for the down payment.  We'll also be moving cross country do to jobs in about a year so we're saving for that and to invest in the new area, not fans of out of state investors for newbie REIs.

Some thoughts on what you could do, and what I wish I would have done right away when we go to our current location.

1- House hack

2 - do a flip

3 - optimize your budget and savings, invest in yourself through books and BP. Don't get caught up in never being prepared to invest though.  At some point you have to jump in.

@Nathan Gesner thanks. last night we deep cleaned the apt and management stated they would be coming to day for a initial inspection and first spray, if they find anything bad they'll be back.  We'll most likely invest in some of those gel poisons to kill them off.  Now that there is definitely no food source laying under an appliance, hopefully they'll find another unit.

Hey BP, we’re renters in a large MF.  200 units plus.  Today we found 2 cochroaches in our apt. Yay, where there’s 2... there’s 500.  My wife, poodle and I are very clean people.  Obviously we’ll tell management tomorroww morning and request an additional pesticide sweep of our place, but is there anything else we can do??

I couldn't agree more!  Currently I'm read the Mircal Morning by Hal Elrod, and I' started experimenting with my sleep as well.  Similiar situation, I used to religiously get 8 hours... but for what? right now im experimenting with 7 and utilizing the attitude of, "Yes! I got 7 hours of sleep, I feel great!" In MM Hal says you can apply this attitude to any amount of sleep and he felt great.  He tried from 4 to 9 hours of sleep I believe.
