I buy two properties a year the exact same way. And using simple backwards math I’ve gotten all my initial investment back on each rental.

I buy the property with a 80%ltv arm 5/5

I use my heloc for the 20% down

I rehab using my heloc

I refi 3 months later to a 75%ltv 30 year fixed.

Has worked so far.

Are you eligible for a va or fha loan?

House hack it. Down payment will be from 0-3.5%. Max your sellers concessions in the offer and it will cover your closing cost and partial down payment

I use turbotenant to which syndicates so I don’t know if it still will.

But my question is , if your price is set comparable you shouldn’t need more than 1-3 weeks for advertising right? 30 bucks for x amount per month isn’t that bad

Trim, one wall color, ceilings, and minor repair.

Granted sometimes I get him and sometimes he gets me. But works out in the ends

Well your not harming anyone with asbestos shingles. Or most of household asbestos products. It’s such low grade to include boiler pipe wrap. You would have to break it up and snort it and you’ll still most likely be fine.

Shame on NY? I’m glad they have these rules. If the homeowner wants to tackle it and risk it themself it’s the homeowners liability.

Yes as the home owner you can remove it yourself. If you hire anyone they have to do the full asbestos suit mask abatement and/or encapsulation and have a special asbestos license
