Hi Vlad Happy new year and congratulations on your purchase and the beginning of your real estate Journey and hopefully financial freedom.
I am looking for a second home ( 3-4 units) in Providence but been having a hard time getting my offers accepted.
I'd love to hear your journey and process in this market.
I will try to make this meet up on the 6th.

Hello
I need help on making my offer strong and competitive with out being ridiculous.
I feel like I have tried many strategies how ever I am not getting my offers accepted.
I am using home possible conventional and my offers includes - $3K above the highest offer up to where the cash on cash is lower the 10%, higher initial deposit $5K and higher inspection repair contegencie (anything above 15k) and quick closing.
What are we doing to be competitive in our offers - I need to find a property in less then one month to be able to use the home possible program due to changes in my income.

Hi Everyone,
I had 2 tenant (boyfriend & girlfriend) in my duplex.
They had/have a couple violations (noise/fighting, smoking) they have cause damage to the unit.
One of them (the boyfriend) decided to break the lease and move out in May.
I sent an official lease termination letter (email & physical) to the other tenant letting them no that they no longer had a least and would like them to vacate the property as of August giving plenty of to figure things out.
However she has refused to move out. She is very aggressive and threatening to me and my family.
She started paying in check payments instead of the cozy application.
I recently sent a notice for rent increase starting in February (again giving her plenty of time to figure it out). She responded with a request to fix a crack in the ceiling and has not paid this month's rent.
I explained to her that there's a lot that needs to be done to the unit and would prefer her to vacate.
What's the next best step in this situation?
