Doug Klof welcome! What are your reasons for avoiding financing entirely? I'd really like to invest locally, but good cash flow deals are hard to find in small multifamily. I'm considering a fix and hold plan, but I have only done SFR and want to do small multifamily. Maybe we could swap notes sometime. I work in downtown Denver also.

vrbo.com and HomeAway.com are changing the vacation rental industry and are now challenging the hotel industry and integrating with mainstream distributors like Expedia. Is there anything similar for SF or small multi family? Who serves these property investors in a similar way?

I've thought about a ski rental as well but haven't looked into it enough to know what the rental rates are. Is there anyone on BP that specializes in vacation rentals?

Many of the listings I see show many actual vs. projected values, such as "actual net income" and "projected net income."

What is the difference in these? How accurate would a projected number be--seems like the seller would want to make these projections as appealing as possible.
