I grew up in Jasper. It's a nice place but in a small town it can be tough to find a good property manager. It's pretty tough to find a quality carpenter as well.

But mostly keep in mind that any property you find the local landlords already know about and did not desire it.

By the time a property is formally put up for sale in a town that size the locals have know it was going to be sold and had their chance at it.

Check out Russellville, Harrison, or better yet Conway.

I am looking for ideas from folks that have successful small businesses that are not continuously run, in other words everything can be put on hold for a few weeks at a time.

I am fortunate to have around 20 folks that work for me, the work we do requires dropping everything and traveling, there is a lot of excitement and adventure and most of my help are young, fit, college age folks. Our business has been doing well; however we have 1-10 weeks of down time through out the year. I am looking for ideas to keep these folks working during the idle times.

Our structure is built around sending a team to accomplish tough physical task, so jobs that require hitting it hard and completing the task quickly are ideal. We have an assortment of heavy equipment, trucks, trailers, skid steers, forestry clearing equipment, so on.

Here is how you could help us….

#1. What sort of business do you have that is doing great and think we may be able to do as well?

#2. What are some needs that you may have that we could provide?

My partner and I are interested in selling the single family homes we own and reinvesting in medium to large multifamily properties.

Rather than selling each individually I am thinking it may be better to sell as a whole portfolio. An investor would be able to fit the ground running and make some excellent returns.

Where would you recommend advertising these?

Would bigger pockets market place work well for this?

Carl, John, Thanks for the advise guys. 

When we do excavation work we have a mobilizing cost then its by the hour, sounds like maybe that would work with this as well. 

We have access to large dumpsters, from what we have messed with so far they have not been needed, we were able to get away with dump trailers and able to get the project completed in less than a day. But defiantly can get larger dumpsters when needed. Its 22 a ton here. Not sure about Kansas City, I am outside of town. 

For example a small excavating job has a 1200 dollar mob cost and we go from there. This keeps us from moving equipment to a location for a 400 dollar job.

Right now I am thinking along the lines of 300 for mobilizing and 65 a hour for 3 labors. That would be in the ball park of 820 for a 8 hour day. That includes hauling it off, however transfer station fees will also be charged to the facility.  

Is it worth it to the owners? I am just not sure, they can always hire some odd balls and knock it out that away cheaper, however the crews I run are very fast and organized. So its done quick. 

For the folks that have ever had to had this sort of work done in the past would this price range work for you?

Hello everyone, 

I am looking for some feedback on what to charge for emptying apartments. 

So I have recently been asked to clean out apartments and haul everything off. 

These apartments are trashed. And full of junk and garbage, they basically are up and adanded.

If we decide to do this sort of thing we will use wheelbarrows and dump trailers to simply haul it all straight to the dump. 

I expect it would take 3 folks 4-8 hours to complete with a 16 ft dump trailer and truck. 

The end product would be a empty faculty that has been swept, vacuumed and completely empty. 

I am looking for feed back from folks that have hired this done by a service before.
