@Bradley Cladianos with current interest rates doesn't seem like 5-7 caps would still cash flow. Do you have to rely on your changes (e.g., rent increases, expense reduction, etc.) to make the deal work?

With the increase in interest rates, looming recession, and drop in asset values generally, at what are the cap rates that folks are you purchasing? Is 10% still the magic number or are folks willing to buy at a lower cap rate (or higher rate)?

I am looking at a park that is only 35% occupied. The seller is proposing a sale price based on what they believe the replacement value to be, which is very far off from a valuation based on cap rate. I believe there is a lot of upside to the park after significant capital is invested to bring in new homes and make the other needed repairs. Does anyone have a view on how to value this park? 

@Jack Martin Thank you.  I was able to find a number of examples on glass door.  Do you know of any third party management companies that do tenant screening specifically for MHP? I would prefer using a third party that is aware of the laws and has processes in place to protect personal information of tenants. Is this something any third property manager could do with the onsite property manager handling the day to day MPH specific issues? Thank you

@James Rey I know this post is a bit stale, but hoping you might be able to provide some additional insight.  I am also in the DC/Baltimore Metro area, and was planning to purchase a value add park out of state. How much of your time was involved in the initial turn around? Did you need to make any trips to your parks to manage the turn around or could you do it all remotely? Thank you
