I am looking for creative ways to finance a small apartment development in Michigan.  The total project budget is approx. $2.5M.  I own the land and it is valued at $150k.  Local bank financing would require an additional $350-$500k towards the down payment.  What are the my options to limit bringing that money out of pocket for the down payment but also minimize the amount of equity given away on the project?  Essentially, how much equity should I be prepared to split with in investor in order to not bring additional cash to the deal?

I have a duplex that I recently purchased in Grand Rapids, MI. It is a gut rehab and we are close to finalizing the rough-in phase.  I am interested in any recommendations for local insulation companies.  Since this is an investment there is a keen focus on budget.  Also, I am interested in any siding company recommendations.  At this point I am thinking vinyl will be the preferred route but am open to other suggestions.  Thank you in advance. I have a tri-plex that I recently purchased in Grand Rapids, MI.  It needs to be gutted to the studs for the remodel.  I have two guys that are currently doing the demo work.  However, the pace is slower that I anticipated and the remodel schedule is in jeopardy.  I'd love any referrals for Grand Rapids, MI area folks that are interested in some short-term work.  Thank you in advance.  Best, Adam
