Happy Friday the 13th BP!

At this moment, I am currently in the process of saving money for a down payment to purchase my first home.

I live and work in Orange county California where the average house is selling for at least $500,000, which happens to be a little out of my budget. 

I've been thinking about house hacking into a condo to get started and I wanted to ask you guys if you had any advice on how to acquire one below fair market value. 

Also if you guys have any information on what I should look out for, be prepared for, or any other useful advice for a new investor I would definitely appreciate it.

Hi David, 

I can't speak from a position of experience but from what I understand (and after analyzing several properties in SoCal), you can get just about anything to cash flow but it depends on how much you are leveraging. I think a better question to ask your mentor is can you obtain a favorable cash on cash ROI in SoCal.

I'm experiencing the same thing here in orange county ca. My strategy is going to be saving for a year and house hacking. That may be your only viable option if you are stuck to that area.

Hi BP! 

I have a question in regards to the legalities of lease options. 

I would like to help future home buyers get into a property that I'm controlling through an option. I would also like to profit when my client eventually purchases the property.

Do I need to get my real estate sales person license to do this operation in CA?

Also does anyone have any good guides or advice on getting started?
