@Jamie Kammers the best way to fight this is to just do it. You can never predict everything 100%. I've done a deal where the numbers made sense but I had to evict tenants shortly after for non payment. I couldn't have predicted that. in a short time spand the place got destroyed,so that's extra money out of my pocket for an unexpected renovation in a short period of time for a turn key property. I don't want to discourage you from pulling the trigger but you have to start somewhere. It's called a "stupid tax", pay it as early as possible, learn the things you couldn't learn in books no matter how many books you read, and move forward.

@Diane Savoian There are a lot of variables here. I'll just give you the short answer in my opinion. 640 minimum. The reason being, you can get an FHA loan with a 640 credit score.

@Josephine Wilson I wouldn't recommend doing that deal. Always have a cushion. If something goes wrong (even in a class A property) you run the risk of coming out of pocket. Keep in mind it's a class A property so you will be coming out of pocket for class A materials. Appreciation is not guaranteed.

Hello, I'm looking to be a buy and hold investor. Trying to use an FHA loan to buy a multifamily property. Want to put it in an LLC without triggering a due on sale clause. Typically banks won't loan to new LLCs. Any suggestions?
