@Rhett Tullis yeah I have been trying to get some part time work w/ a pm via Upwork but I haven't had much luck. I've read a ton I just think at some point I need to jump off the cliff it is just a matter of figuring out how far along in building my wings I want to be.

I'm not an agent but I am working w/ a broker out of Chicago tracking his marketing ROI on Zillow. It is a decent lead generation platform and you advertise by ZIP code. Your cost per lead is about $50 the main issue is that they are not very transparent on your advertising results. They go off projected amounts vs actual amounts so you need to take them with a grain of salt and develop methods for tracking which ZIP they came from. From my research it appears that most RE centric CRMs can receive the email Zillow sends you when you get a lead and can parse a lot of the data into the lead automatically. Your cost-per-close and ROI are obviously based on your ability to get deals done so can't provide any solid metrics on that.

Oh nice. Do you have the ability to extend the balloon payment in the event the sale takes longer than you expect?

Seems to be fairly popular with out of state investors for CF. Having lived here my whole life there are a lot of positive headwinds. Amazon is investing heavily in the area. Downtown KC is seeing a renaissance.  There is the new BNSF intermodal outside of Gardner/Edgerton which is expected to add a ton of jobs. Joco (Johnson County) in general is the richest county in the state and has all the best school districts.

@Jared Viernes Yeah I realize there is a lot of legal issues. Hadn't gotten that far since my background is in Finance/Marketing and software I figured I'd focus on the stuff that I know I am strong at and have a good lawyer. As far as shadowing that is a good idea and should probably work on that or at least find someone willing to chat here and there when I have questions. Also looking into doing some freelance work on upwork w/ some property managers. More concerned w/ the microeconomics of it right now.

I've been thinking about giving property management a shot. I see a lot of managers post saying they have 50-80 doors.

How long does it take to get to that level?

How many did you acquire in your 1st, 2nd, 3rd year?

What are you goals each year to grow?

Does FB/Google CPC advertising draw solid leads? What type of ROI are you seeing from that?

How many units per client do you manage?

$/month per client?


I don't have a lot of money and would be doing this on the side until my business grew and being very technically literate I would want to do my best to have solid SAAS based systems (Appfolio/Buildium, Pipdrive/Salesforce, etc.) in place from the get go. Trying to figure out how long I will be burning cash until I am break even and how much I should budget for lead generation.

@John C. What do you mean by "push" the loan? They won't loan you for anything more than 4 units. That is a hard limit.
