Congrats @Alice Huang! Is the $20k the only reno that you'll be doing or is this a larger project to hit that market rent? With a deal that size I would find the local banks near the property and contact all of them. Be ready to pitch the property and why it's a good investment. If you have a partner with experience working on similar projects, that is a huge boost to your credibility with lenders.

I would start by figuring out who your "avatar" is and then start putting yourself in situations where they are likely to be. Do they go to the gym, attend RE meetups, charity events, certain conferences, church...etc? You just have to put yourself in situations where you are likely to meet them and then make sure you share the opportunity that you provide (without being annoyingly salesy).

The Diary of an Apartment Investor podcast is great place to learn. That one is unique in that the host pairs an experienced investor with an aspiring one that asks him questions about how to succeed. It's full of great tips.
Jake and Gino also have a great podcast.

Hi @Jamila Sandy, I agree with @Jared Hottle's idea of trying to find an off-market property. Sending out mailers and cold-calling owners is a great way to find small multifamily. If you can't kind the contact information through the county/city, there are services that can help.

Not sure about SoCal, but Tara at Galloway & Company does a good job. She is located in Fresno, but might do work in your area.

Hi @David L Foreman! I rolled an old retirement fund into a Solo 401k to begin my investment journey a few years back, so very similar to the SDIRA. One thing to consider is that you can not use your retirement account to invest in a deal that you have active control of. It must be a "passive" arrangement. So, you can invest in an apartment syndication as an LP, buy notes, lend people funds to do real estate deals...etc. But you cannot buy a property and manage it yourself, flip houses, JV or be on the GP side.

Having said that, it's been a great way to accelerate the growth. I invest in real estate syndications with the bulk of it and have some crypto in there as well. Feel free to reach out if you have any questions.

We have an intern that does the first pass to see if it is even within shouting distance and if it makes the cut, my partner or I will dive in deeper. Even just having somebody input the numbers from the T12 into the spreadsheet is a huge help and saves us a considerable amount of time.
