I currently have 35 units that are a mix of single family homes, duplexes and a 7 unit building. I have been using the brrr method and want to start using private money lenders to help grow faster. I would appreciate any advice on how to structure the payments and partnerships with investors.

I recently read The E-myth for Real Estate investors. In this book they reference a crm called Realeflow. I checked it out and looks good and has decent price point. Some of the reviews complained about poor customer service. Is anybody else using this system or are there better options?

Looking for suggestions on which program is the best for tenant tracking and rent tracking. We recently started using BuIldIum It seems ok but we also use QuIckBooks I just read LandlordIng on Auto pIlot by MIke Butler. MIke seems to have a great system In place that is actually QuickBooks based. His system Investor Books Pro links with the QuickBooks. Any thoughts

@Thomas S. Evict over the tenant not paying $49 of the $900. One month vacancy is way more than the missed rent. She has always caught up with us but the question was more about enforcing the late fees during their stay with us and taking it off the deposit when they move out.

1) Standard late fee charge & daily fees 2) For section 8 when the Tennant pays very little of the total rent (but never actually pays) eviction time?? Or keep track and deduct from deposit

Does anyone install reconditioned appliances or just spend the extra money and put in new ones. We have had pretty decent luck with reconditioned stoves and refrigerators but recently had two bad experiences.
