I have no contact for the family so I left a note at the property for them to call me. They are actively cleaning out the property. My main goal is to get it cleaned out and rented ASAP.

I had a tenant die in my property from alcoholism. He had 11 months left on his lease. Am I entitled to the rent payments as long as the property is vacant? What should I know? What about damages and clean up? Looks like he had a rough last few months. He was a great tenant. One of the most respectful and honest.

Issues I see are getting in touch with the family or executor of the estate to collect.

New house is 149k. 20% down is $29800. It is a turn key rental. Payment will be around $800 and rent will be $1200. If I was to use 10k of private investor money what would be the return on that investment? Is it a percentage or can it be anything? Obviously my goal would be to pay them back ASAP. Any comments appreciated as I am trying to get out of the restaurant business. I own 1.25M in property but carry mortgages on all of them. My first one from 2010 will be paid for by the end of the year.
