@Stetson Turner I am looking to get myself a STR in daytona beach area but having a hard time with the zoning. How do I know if it will be approved or not... Is there a map?

Great post Krista! I'm long on Daytona beach as well. Daytona is truly one of the only affordable beach towns left in the state. Look at any county south of Volusia and the prices of homes are 2x+ comparable to what you would find here in Daytona. Especially with all the people moving to Florida (which I do not think will slow down anytime soon) South Florida is literally going to run out of room for these people. Residents will start to flock north towards Daytona so getting a portfolio together here now while prices are cheap is probably a great idea. Even though Daytona still has a lot of room for improvements if you look at a 10, 20, or 30 year time frame, Daytona is significantly undervalued IMO.

Post: Side by Side vs. Over Under DUPLEXs

Hello All,

I am looking to buy my first investment property and had a few basic questions about multifamily units. There are many properties in my area that are 'Over/Under' two story multifamily units available for sale. These units look to be built with with concrete block but I was wondering if the second floor is primarily just wood joists and thin wood to make the second story? Is it possible for any of these properties to have a concrete second floor? The reason I ask is because it seems like any step in these units would annoy all other tenants. I have seen 4 units that are smushed together on top of each other under one roof and was trying to understand how the noise is not a problem in any of these properties? I am leaning towards side by side investment properties but some numbers do make sense on these 'over/under' rentals but I think the quality of tenants would be much different!

PS- I have attached an image of a 2 story 'over under' duplex and was wondering if this second floor is made out of wood or concrete... would the tenant hear the person below??
