Hello everyone!  

Looking for any recommendations on a Virtual Private Assistant that can basically be the first communication for tenants and repairs and connect with my network of repair people.  I wasn't sure if anyone here had experience with that.  Thanks as always!

I was curious what level of deductible people recommend for rental properties?  Was looking at re-quoting my places in Georgia and any recommendations for great agents that are used to having 3-6 properties would be helpful.  I seem to remember the price difference in $2500 vs $1000 deductible wasn't really worth it.  Maybe you have to get to the $5000 range before it pays off much?

Hello everyone, finally looking to sell one of my rental houses. We are in the process of finishing up the renovations to bring it up to date and just curious if anyone has any ideas on really determining the ARV and also have a recommendation of what a sellers agent should be presenting me as I get ready to list it.

Hello everyone,

I am looking for insight into professional services for property tax appeals.  Any thoughts, recommendations for pros, would all be appreciated.  Thank you.

So a current tenant is leaving and in the process of moving out by end of March.  They had a friend (not on the lease) help them clean up the house and the friend has put in a bed and TV while the tenant was moving to new place out of state.  The tenant had told them they could stay until the end of the month.

Tenant has shut off water, power, etc starting on Monday.  So maybe the guy will just get out, but he has put a new lock on the bedroom he took over and installed a mega TV she says.

Police came out because they had a fight, but police that since he put a lock on the bedroom, it wasn't their concern.  The tenant is being helpful about everything.

Can the tenant start the evict process (she offered to pay for that...and I have a security deposit), or should I just wait to see what happens, or start eviction?  I don't know how it works for someone that isn't on the lease.

Anyone recommend a good exterior painter or siding?  I was considering putting vinyl on a 130k house.  I wasn't sure if hardiplank would pay back.  I have gotten some decent quotes on paint for 2-4k, vinyl siding 6-7k, and hardiplank for 11-12k.

I have access to opening accounts at USAA.  I currently use Autoowners because they allow more than 5 rental houses.  But I know most other companies do NOT allow this.  Does anyone know if USAA does allow rental house coverage above 5 units?

I was just curious if anyone has any comparison of the different note funds?  I don't have the time to pick specific notes, but would like to invest in a fund.  I realize a few exist but wanted to get different perspectives from people that maybe have invested in them.  I am aware of PPR, BawldGuy.

Just curious about carpet recommendations to replace carpet in a house that rents for $1900 a month. I have gotten recommendations of 20 oz, 26 oz, 32 oz and am a little confused. All are brand name name shaw or Mohawk. I had one person offer me a smart Mohawk product that you can bleach but it is almost 3 times the price. I had one person try to sell me

They are all reasonably close in timeline and interest.  All are 30 year with rates in the 4.375-4.625 range and no prepayment penalty.
