@Bill S. I would certainly look to compensate for the work done, just trying to not have to go all the way to paying for a commercial appraisal. I was hoping some of the Residential folk may just have a good recommendation or connection. 

@Joel Owens Thanks for the recommendations. I realize most brokers can be as busy as they want (or want to appear). I am really looking for recommendations on a broker that specializes in this niche, not just looking to get anyone's attention. I will cross that bridge once it comes. 

@Jeff Brower It would depend on the numbers as to when this would happen, but I'm looking at renovating into a "trendy" motel. I did hear the guest though, and am definitely interested.

All my Denver folks!

I am looking for an experienced Commercial Broker in the area to help me run some figures on a small Motel. I am looking to purchase in Fort Collins, but am having difficulty in finding someone up here to help me get some comps, and thus numbers to work with.

@Uriah D. I totally agree about the cheap furniture. The whole point is to style the house in a way to make it more appealing and/or worth more! When you mention liking "some unique pieces", are these bigger pieces (dining room table, headboards, credenzas, etc.) or more smaller pops (lamps, area rugs, dishes, etc.)?

I am reaching out to get some feedback on what you, BP community, are looking for in a house staging company. In my research, it seems there are not that many options in each market, so maybe you don't have much of a choice. If this is the case, what is your current market lacking that you'd like to see in a staging company. If you have stuck with one for years, why have you decided to do so. Thanks so much!

Aimee Lawrence I believe Fort Collins just voted on a law to ban VRBO s that are not owner occupied. I looked around a bit to find some information online and didn't find anything, but it was just since the new year. If I find a link, I'll throw it your way.

My wife and I live in a relatively competitive market. We have been looking at purchasing our first home for quite some time now, but everything in our price range gets snatched up before we have an opportunity to make an offer. It is not uncommon to have a primary offer and a backup within 12 or so hours of listing. 

That being said, we started to look at a near by market with properties significantly cheaper. It is still a strong market, but the entry price is much lower than our immediate market. Because we do not want to end up out there for too long, we thought about purchasing a multiplex (two-four units), so it could easily roll into a cash flowing investment property, and could help us to get into a home for our family in the market we want to be in. 

I am looking for opinions on the prospect. My real estate agent thinks it's a great idea, and many folks we know are buying investment properties out that way. What do you think about the first property we buy being a multiplex instead of a single family home?
