Post: Hoarder House Cleaning Cost Dallas-Fort Worth

Hey BP,

I have a potential wholesale deal and the house I am looking at is a hoarder house. The client is inheriting the house from their father in law that recently passed. They said he was a hoarder and I was wondering what are the estimated cleaning cost. I haven't been able to view the house yet and know it probably depends on the amount of garbage, but it is an 1500 sq ft SFR in Grand Prairie, TX.

Also, I assume the answer is yes, but should I get the house cleaned before submitting to buyers? The owner asked if they should start cleaning it out, but obviously do not want to deal with this at this time.

Thanks for the info everyone. Sounds like this might not be the best situation for us. I am not a fan of condos and it looks like that would be the best bet.

Hey BP folks,

I am looking for a real estate agent in the Clearwater, FL area that has vacation rental experience. My wife and I love to visit and have some family in Tampa, but live in Texas. We are interested in finding a good investment property in Clearwater that we can setup as a vacation rental on VRBO, Airbnb, or other property management company that focuses on vacation rentals when we are not using the house. 

We are not as familiar with the areas in Clearwater, but see on Zillow and Realtor houses in the 25k to 75k range we could possibly cash purchase and then rehab. 

Would be interested in any contacts that know the area and could steer us to the kind of property we are looking for.

Thanks for the welcome. @Michael Lee Appreciate the advice. I am looking into MF now around the metroplex. I like SFH, but I want to be able to create better cash flow and MF seems the best route for that.

Hello BP,

I am doing some prelim work on purchasing a foreclosure prop in Grapevine Texas Historic District but this would require an almost complete rebuild. The house falls under historic designation, so some part of it must remain. I have never built a house and would love some info regarding what to look for when looking for a builder, I have found a few companies just by driving around the neighborhood, but am not sure what to look out for.

Also, I will potentially be financing this with a VA loan, but I don't see that they have builders loans. Any info would be appreciated.
