Post: Multifamily Syndication with SD IRA/Solo 401K

I’ve seen parts of this question answered, in previous threads, but looking for a more comprehensive answer/advice.

Quick background, I currently work a W2 job, have my real estate license and practice general brokerage on the side, and will be using some excess cash I’ve been able to save to invest in small multifamily (1-4 units) real estate.

Aside from those factors and getting to my question, I have a 401K from a previous employer, pension from that employer, and small personal IRA (Traditional) which I would like to rollover into a SD IRA or Solo 401K (if I qualify) to passively invest in MF Syndications.Total rollover would be approximately $70K.

What would be the best way to do this, SD IRA vs. Solo 401K vs other option, to meet requirement and minimize exposure to UBIT and UDFI?

Hi, my name is Adam Cousley from Raleigh, NC.  I am a 29 year-old Corporate Finance/Sales Operations professional looking to start real estate investing part-time.  Currently, I am in the education phase of real estate investing; reading books, listening to the podcasts, and poking around the forums over the past month.

I have been interested in real estate for a while now, but faced the hesitation of jumping in and also not knowing exactly where I fit into the real estate community.  Joining BiggerPockets has helped me decide to become a real estate investor and has already taught me a lot about getting started.

My initial plan is to focus on buy and hold properties, building a cash flow producing portfolio.  I would like to at least start here in Raleigh to learn the business, but I am open to investing in other areas, especially after I become more seasoned in the business.

My experience is limited to the purchase of my primary residence two years ago.  I appreciate any insight, tips, and feedback on all things real estate related.  My hope is to find deals and methods of financing by becoming a contributing member of the BiggerPockets community and building my network both locally and nationwide through the forums.
