I have recently come across a for sale by owner/owner finance deal. The asking price is $350k, he wants $75k down, and 12% interest for 15years. The interest seems high to me.

What should I expect to pay in interest in a typical owner financing situation? Any advice on this would be appreciated.

Cash invested: $90,000

Great 1930s craftsman ready for new life

What made you interested in investing in this type of deal?

After a storm took our house an investor provided us with a way out and a path forward!

How did you find this deal and how did you negotiate it?

Wholesale. Highest bid

How did you finance this deal?

Hard money and personal capital

How did you add value to the deal?

Added a bathroom to create downstairs master suite. Open concept plus cosmetics.

What was the outcome?

Still in the rehab phase
