@Brandon Vanderford this is possible if you have construction plans ready to build for a Owner Occupied home. Non owner occupied the land can still be put into the loan but be prepared to come in at 25-30% DP.

They do a good job marketing to us. I would compare their loan estimate to a broker... you might be amazed.

@Donald Bastien use the VA loan, you are going to save and avg of .5% interest rate and save $1500-2500 for closing costs/fees. 0% down vs 3-5% down payment. You will qualify easier for the 30 year, in price of house and also gives yourself the cushion, as Dominick mentioned. Also if you are here this is going to help you build wealth, Dave Ramsey is more for just not buying into the "keeping up the the Jones's" mindset.

The right time to buy is always now, as long as the Price is right. Now you have options, buy what makes sense for you. If you are the types that has to have a yellow house with 10 windows and faces east... well good for you but you will be the guy paying a premium but give yourself time and be a little flexible, due to the MLS is an auction, also look for off market properties.

VA Loan you can buy up to 4 unit, you can also buy property with 2 homes easily as it is an ADU.

Now if you know you are only going to live here short term 1-2 years and then in 2 years you are going to have your forever home and max out your eligibility, I would wait on the VA loan..

I can't tell if you want to buy property, or you want to renovation loan. 

nobody is letting you use your own appraiser that got outlawed on the residential side years ago you know the commercial side it ain't happening because the lender chooses an appraisal company to protect them.

I know a few private lenders that will lend down to $50,000 but it depends on what you're doing.

I am amazed that nobody suggested using video emails.  I do a mix of videos and blog posts and I typically get 25 to 32% open ratio and about 5% removed each time I send an email, however I'm always adding new emails.

the next email I send will be a video email with a form fill.

basically I'm going to ask everybody to fill out the form so that only relevant emails go to them.  Not sure if it'll work but at least have them view all services that my company's provide

You are the driving component of the real estate business. However I would say many of the real estate agents would probably say you're not a real estate professional you're a home builder but either way who gives it a damn about the title?? 

I have not had a title on my business cards in years.

I'll tell you this as a home builder, mini of the new construction loans I do they're always having to look for a home builder that I'll come in as the general partner who has actual HUD statements and relevant building experience in the last 3 years.

you might be able to scale that way???

@Nick Phillips I forgot to ask, have you also put together a team for inspection?  HVAC, Plumbing, Roofing being the major.
