@Steven Hu Hey Steven, I do some task automation through work. Have you tried TaskBot in your business? The no-code building seems like it would decrease the time to stand a bot up in someones environment.

@Account Closed Thanks for your reply! Do you think that something like what I'm describing would be a better Fiverr gig then a partnership with a person? That way it could be more as-needed.

Hello everyone! I'm a Cincy local and currently work in IT doing business intelligence work. 

I've been wondering for some time if there is a market for doing small data tasks (data entry, data management, etc.) for real estate investors in the area. However, I keep finding myself returning to the idea that these are things that a virtual assistant would help out with and not something that people would be looking for as a sole service. This leads me to ask the following questions:

- What type and what volume of data do you use in your real estate investing? (Generalized, such as contractor info, lead info)

- If you were looking for someone to handle your data, what skills would you look for in them?

- Would you find it useful to outsource this as a sole service to free time up for you or others?

@Joseph Cornwell Ahh I see. In terms of subject to when working with an on-market listing, could I increase the sale price to cover that 10% in an effort to not pay out of pocket? The way its working in my head is to increase the sale price to cover the 10% of the closing cost and have the seller pay for it, but I would still be making the monthly mortgage payments at that higher sale price so the seller would be reimbursed over time. I'm not sure if that makes any real-world sense, but I would appreciate any thought on the matter.

@Joseph Cornwell Thanks for the reply! Out of curiosity, have you ever seller financed a deal as a buyer where the seller had a real estate agent involved? Seems like it may make the deal a little more difficult as I'm sure they would like to get paid their commission on the sale. 

I do appreciate the additive of the amortization chart, I hadn't thought about giving the seller options to choose from.

Hello everyone, 

I'm aiming to purchase a house through subject to/seller financing in the coming weeks and am wondering if anyone in the Cincinnati area would be able to offer some advice or insight. 

Conceptually I understand both techniques well, but am curious if anyone has advice for contracts or attorney's to draw up contracts. My biggest hurdle currently is, what steps do I need to take after getting the seller to agree in moving forward with one of the two methods? What should I have prepared prior to meeting directly with the seller (i.e. agreements, contracts, etc.) ?

Any advice is good advice, so please share any information you have that pertains to the above and outside of it. I look forward to hearing what the BP community has to offer.

Looking in to other low-down loans is something on my to-do list as I've only researched FHA and 203k loans.

Do you have any recommendations on MLS websites that include a way to see local metra or L stations? I also was considering taking a weekend day to drive around the neighborhood of properties I've been looking at so you mentioning it makes me feel more confident that this is actually helpful and not a waste of time. Thanks again!

Coincidental that you've mentioned it, but I have been looking at potentially doing what you describe in your first bullet point. Given that I am younger and do not have any children or spouse, living in a finished attic or basement would suffice for me. 

Currently I live in a western suburb so I was aiming to get closer to the city, but your advice on staying current with up-and-coming areas brings a different perspective I wasn't aware of before. Thank you for your response!
