@Theresa Harris. Thx Teresa. I have taken money out of my brokerage account to put a down payment on my first rental property. I spoke with my advisor and the taxes are pretty small..less than $500 for the year. I want to diversify my retirement by purchasing more rentals.

Hi Jill, have you had any response to the question I posed?

From what I read on this forum and if you have good credit. 6 months is not that long. You may have to put a larger down payment. If anything, it will net you more cash flow.

I purchased my first rental property in March of 2019. I want to buy another one but my lender told me to wait 6 months to a year. Why?

@Nic Hill. Hi Nic, it’s a young couple looking to get a rescue pet. She is 7 months old and She’s a Beagle, under 30lbs. Seems harmless enough. My asset/condo has just been renovated, new pergo floors. Do you think charging a monthly fee is warranted? Or a one time fee?? Not sure what to do here.

The HOA allows it, but with obvious restrictions aka "no disturbances to the neighbors, when outside she must be on a leash, must pick up any waste.

My tenant is requesting if they could have a pet, dog specifically in a condo situation that allows pets

@Anthony Wick this is my first tenant ever. It turned out that when I explained my concerns, they didn’t want to pursue it. They are a young couple, both are very nice. They totally understand. Thank you for your input

@Brian Eastman Hi Brian, I agree with your outlook. I'm self-employed as a property manager and I opened a HSA account in 2017. In addition to my HSA , I also have Traditional IRA and A SEP-IRA. I fully fund these through my job. I bought my first rental property this year in March and it is rented. My question is: am I better off paying down the mortgage before retirement or to put the extra cash flow from the rental into my IRA's, HSA or Taxable Brokerage Acct?

So, I spoke with my tenant about installing ceiling fans. I told him that since his step-brother was NOT a licensed electrician, I could not allow him to do any work on my asset. I said I would look into the cost and get an estimate from MY electrician. My tenant agreed that “it is not that important and he appreciated me looking into it”. Case closed:).

I personally would like to put the fans in and make my place better, but I don’t have the financial means to do this at this time.

I just want to thank all of you for your thoughtful, unbiased answers to my questions. I am a beginner in this wonderful world of investing and I appreciate all those who replied.🙏🏻
