Hi Ben,

I'd stay in the east county. I read an article where they projected the best rent growth in SD county right there. 3 years ago I purchased a home in Poway (short sale) and between house hacking, forced appreciation, natural appreciation and buying below value it put about 200k (probably more) in my pocket. I'd look to do the same if I were you.

Thanks everyone for the responses. 

I think the next logical step would be a du/tri/quad in the middle of the country somewhere, something that cash-flows. I would probably stick to higher class neighborhoods though because I don't want to deal with trashy renters while I am trying to build my finance business. How does that sound?

Hi everyone! As a financial advisor having a diversified portfolio is essential. Is that the same with real estate investing or is there actually more risk because you will have a difficult time learning and exploiting a niche if you try and diversify? Do people diversify between single family, multi-family, appreciation investments, cash flow investments,  coastal properties, midwestern properties etc...

I am a newb but own a primary residence (in San Diego) and one rental in AZ which are both more appreciation plays and I've been looking at small multi-family and middle America cashflow properties.
