 Andrew, welcome to Cleveland!  Our city is really seeing a revival in local culture and pride.  And the environment is prime for real estate investors.

What area/neighborhoods are you looking in for your real estate investing?

@Chris Gerenser

I don't think the question is so much "is turnkey a viable strategy?" but rather "does the turnkey strategy fit with my personal goals and strategies?"

Before deciding on a particular strategy, you need to first determine what your goals are.  Are you looking to do real estate full time or do you want to be a more passive investor and let someone else deal with the day to day headaches?

The beauty of real estate investing is that there are multiple strategies and options available to you.  What @Brandon Turner has done purchasing undervalued properties and forcing appreciation is incredible, however, this strategy requires you to be extensively involved in the business and it's not for everyone.  In my experience, turnkey properties are an excellent way for investors who are busy with other pursuits to get in on the real estate game without having to be extensively involved in the process details.

Ultimately you need to decide what your goal is in real estate and then plan from there.

 Absolutely!  Crowdfunding has made a splash in the real estate industry.  As many investors here on BP will attest to, obtaining bank financing for real estate projects can be a real pain.  Crowdfunding helps ease this pain by giving sponsors access to quick capital and making it possible for them to close on properties quickly.  In exchange for this convenience, they are willing to pay a handsome rate of return.

That being said, it's important to do your due diligence and make sure your investment is being used wisely.  Find a sponsor who has experience and take a look at their track record.  The key to successful Real Estate Crowdfunding is to work with a sponsor who knows what they're doing and that you can trust.

@Jason D.

As a number of people have said already, $10k is barely going to be enough to purchase anything on your own and many of the crowdfunding sites are only open to accredited investors. Your best option is probably going to be to either partner with another investor using a JV structure or try to find someone else who is doing a project and would just like to borrow at 10 - 14%. The interest on $10k at this rate is not too shabby. If you can continue saving and reinvesting your interest, you'll soon have your down payment and cushion.

@Aviv Green

Welcome to BP!  You've definitely come to the right spot if you want to get into real estate investing.

There's several options available for investors who want to invest in real estate outside their local market.

If you're an accredited investor (check out this article if you're unsure), then crowdfunding would be an excellent option for you.  You can quite easily get double digit returns with little to no involvement.  I've invested in several crowdfunding deals and have had a very good experience.  I'd be happy to discuss with you if you think you'd be interested.

Another good option is turnkey.  This is a little more hands on than crowdfunding but still a relatively passive investment.  Turnkey gives you a little more control over your investment but requires a higher level of involvement from you.

In either case, the key is to work with a good team that you can trust.

@Mabel L.

As some of the other contributors have mentioned, both turnkey and crowdfunding are excellent option for passive real estate investing.  Of these options, crowdfunding will require the least input from yourself on an ongoing basis.  While turnkey is relatively passive, you will still need to make various decisions and be involved on a regular basis.  Crowdfunding, on the other hand, is almost entirely passive.  Returns on real estate crowdfunding are great as well.

RealtyShares.com is a site that has a pretty good track record.

Also check out Brelion.com.  They've just put up a new construction project with a 16% projected annual return.  https://brelion.com/public/33

Feel free to reach out with any questions.  Onward and upward!

There are a number of turnkey providers that could work with you and potentially provide what you need.  I'd recommend looking at the BP Marketplace and just searching through the forums for turnkey providers.  You can also check out turnkey-reviews.com to read what other investors have to say about turnkey providers from all over the US.

Feel free to reach out to me with any questions.  I'd be happy to assist you if I'm able.

@Marcin Chojnacki congrats!

The staging is very tasteful.  I imagine this presentation of the property contributed significantly to your success.

Again, congrats!
