I am brand new to REI and should be ready to move on a first property, a multifamily rental property, in a couple of months. I would like to start researching what deals are available in my area, Birmingham Alabama area, so that I can get a general idea of numbers.

 For duplexes, triplexes, and smaller apartment complexes should I just be looking on Zillow and Trulia and the like or are there certain sources specific to my area where I can see deals before they go on the market.  I'm assuming that if I format my numbers according to those deals before they hit the market then I will have a better target price range for getting deals in the future.

I'm Adam. I'm a married father of one. I work in Java support development (software) in the Birmingham area.

My wife and I are just getting into real estate investing and we are seeking our first investment property, a multi-family rental property in Jefferson, Walker, or Blount county Alabama.

I'm interesting in finding mentors, private lenders, and general real estate investing contacts in the area, because I know precisely nothing on the subject. I'm not requesting any of these things, just expressing some of my motivation for joining the site.

I found BiggerPockets on YouTube and subscribed a little over a year ago but only recently decided that my 401k and IRA weren't going to get us where we wanted to be so I started watching more and more videos.

I work full-time (with a part-time second job) and my wife is a stay-at-home mom. We have no debt and currently live in a rent-free (family) house. Our goal is for me to be able for me to shift to focus on real estate investment full-time by 2027.

Now ... just to figure out how to get there.
