Hmmmm. Maybe this is an uncommon way to sell; do most of you always sell for cash?

I'm looking to sell a mobile home for down-payment + monthly payments. Might someone please share their contract that they use for this?

Thanks for your input!

@Brian Spear, thank you. That answers all of my questions and more.

I'll be checking DealFindersFormula.com daily for an update from its current incarnation.

@Brian Spear, thank you for the update. Is there some place/feed/stream/site that I can check daily for the update? I'm currently listening through all the MHP podcasts (on 73 presently) and I don't know if I'll be up-to-date in time to catch the announcement on that future *latest* episode.

If the site (https://mobilehomeparkacademy.com/) will get updated immediately (as I want to purchase immediately) upon the re-availability of MHPA then I can just keep checking there.

For the past 20 days I have reached out via every avenue that I've heard referenced in Kevin Bupp and Charles Dehart's mobile home investing podcast, with no reply.

texted "Kevin" to 41... for the book
left a 5-start rating/review on itunes and emailed the info to gift@... for the CCS
emails to various contact addresses
(I'm deliberately being cryptic because these are meant for podcast listeners)

I wanted to purchase their MHPA course on their website but the button has been disabled.

Did they shut down?

Does anyone know if Kevin Bupp's Mobile Home Park Academy is even still available? I've reached out to multiple email addresses of theirs (no reply), and tried links on multiple of their sites (broken), and I cannot figure out how to purchase the academy.

Are they for sure still in business?

@Scott Starkey, wow, I'm impressed. I've been hunting smaller MF (2-20 units) around the bham area for about 7 months, reach out regularly to my broker contact and even sent him an Amazon gift-card for emailing to me the deals that were already on Loopnet (I've not yet earned his good deals), analyzed over a hundred deals (mostly SF), consumed literally 99% of the BP podcast, and I've still bupkis to show for it. With 20% required "down", my budget is sub-$200k. Maybe that's my problem.

I'm curious, what was your purchase price per door and in what area is your 8-unit?

Welcome to BP and well-done so far. I've been here almost a year and you've way outperformed me.

Post: Starting a small Mobile Home park

I have 4 acres in Walker county, Alabama, outside of any city, just "in the county". I'm considering packing it tight with MH lots and renting them out like a MH park. (What's the difference between a MH Park and a just bunch of MH lots together, I don't know)

Around this county, MH lots are gravel and a concrete pad is nigh unheard of.

There are currently other new MH parks starting up in Walker county.

I'm just curious as to the pitfalls of starting a "park" (or just a bunch of MH lots with power and water with meters) on my 4 acres.

Obviously, I'll have to pay for the following:

- any leveling of land, which is mostly level already

- gravel drives from road and for lots

- water run and metered to lots

- electricity run and metered to lots

- septic systems for each lot

Any input like "DON'T DO IT! 4 ACRES IS TOO SMALL!" or otherwise?

Thank you very much for the information.

I have a friend who bought an industrial-type building in Avondale and converted it into living space for his wife and himself. That is on the main Avondale "strip" though.

Within 0.2 mile there are many many houses, some of which may can be converted into a multifamily.

I know of no conventional multifamily construction in that area though that aren't brand new since the boom.
