Hey Justin, I live in Petawawa and own a couple properties here. I'm happy to get together and chat over a coffee if you're ever interested. Always looking for new opportunities.

Hey @Kevin Marshall, how's it going. I'm in Petawawa, pretty new to investing in real estate. I bought my first duplex this year, in Pembroke, fixed it up myself and is currently rented out. I currently own a house in Petawawa but am looking at getting rid of it next year and buying a property that I can house hack instead. I intend on buying more small multi-family properties around here and am also interested in learning about larger commercial multi-family properties. I haven't met too many other investors around here, so it's great to be able to talk to someone local.

Congrats on the first deal! I am currently in the process of my first deal, I close on it next month. Can't wait to take that first cheque to the bank!

@Thomas S. thanks for the suggestions. This is the first i've heard about Ontario not being very investor friendly, these are the things I need to get smart on.
Reference the concern about me being posted away from where i'm investing, i'm in a trade that exists only in Petawawa, there's no where else I can be posted unless I voluntarily occupation transfer to another trade. But regardless, it's an interesting idea to try and get a posting out west if that is a better market to get into.
I agree Petawawa isn't a great market for investing, although renting to military personnel actually has it's advantages. They have a steady income, and if there's any problems with late or lack of payment I can just go to their sergeant-major and they'll face consequences at work. From what i've heard though, they make good tenants and there's rarely issues, especially when they're young privates and their landlord is someone higher ranking than them.
Any other advice or tips on Canadian real estate investing you have would be welcomed, as most of the research I have done is american-centric.
Thanks again for your reply,
Much appreciated

Hi, I am new to BP and new to investing. I'm currently deployed with the Canadian military and have been in the army for more than 10 years now. I've recently had a huge revelation with how I look at money and finances, and intend to invest the extra money I will make while overseas.
My immediate plan for when I get back is to significantly downsize my expenses by renting out my current house and buy a new one to start house hacking. With the money I will save by no longer paying a mortgage, I intend to continue house hacking from house to house and/or invest in student rentals as there is a college near me with inexpensive homes nearby.
Serving in the military is not something I intend to do for the rest of my life, and going back to a 9-5 is out of the question. I am interested in real estate for the long term passive income it provides. My girlfriend and I dream of escaping the rat race and buying a yacht to travel around the world. Investing and saving for the purchase price of the boat is one thing, but we will also require that passive income to keep us afloat long term. That is what motivates me, and why I am so eager to learn.
I've been listening to the podcasts quite a bit lately and reading some books, and look forward to getting back to Canada and connecting with some other members for any help and advice I can get.
Thanks for taking the time to read my post
