I felt the same way when I move to NJ from FL! It's defiantly not as easy as some parts of the country but value add investing can work anywhere. 

Look for properties that are distressed and need work, if you buy at a discount and fix it up you should be able to cashflow just fine!

Welcome! I can understand your frustration with "the rat race". It's not easy but real estate is a good way to end it! Good luck with beginning your real estate investing career and with wholesaling. If you come across any deals in Sussex or Morris counties keep me in mind.

Good point on the financing with 4 or less units. The county said 2-4 units were no problem but 6 would require additional approvals. Do you know any contractors in that area?

Any contractors/investors know if the NJ building codes allow for 1 four bedroom septic to run a 2 family home? Each unit is a 2 bedroom unit. The septic is bad and needs to be replaced on a property I am considering.

We have a 4 unit building in Statesville, NC and own the ajecent lot that's about the same size.  I'm trying to figure out if it's feasible.

I'd like to build a 4-6 unit building (assuming the city approves) each with 2 bed, 1 bathroom and small kitchens. 

Does anyone local have a rough price per sqft to assume for average construction with low end finishes?
