welcome! The taxes are certainly high in Northern NJ but you can achieve $100/ unit of net income.  I started in my early 20s buying townhouses and if I could do it over, Id do multi family. That's now my focus. 

I often come across properties near you as well as in Elizabeth and the Oranges, that's outside of my area.  I'd be happy to pass them along

ehhhh, this could be a big deal or a few thousand to clean up. I'd recommend talking to a few remediation companies, where I am in NJ these companies have a reputation of taking advantage of people.  Does the owners insurance offer any coverage for this???

There might also be state funding to help with the cost. NJ had a fund for this a couple years ago but I think it was all used up now

I have had a short sale under contract since last March and there's still no end in sight! There are still many in my market in NJ, they seem to be slowly trickling to market but nothing like there was a few years ago

I spoke with and explored his program, he wanted 10pts on an unsecured credit line.  Seemed a little sketchy to me but I guess it serves it's place

hi Dave,

I have had several units in Tallahassee all student rentals for 15 years and all have done well.  Not much appreciation but good cash flow with almost no vacancy and never a collection issue since we get parent garuntors. 

If you are still looking I may know someone who is privatly selling a student rental that's currently occupied. Let me know
