Hello Fellow Bigger Pockets Friends: I just went through a transaction in Newport Beach and had escrow fees in excess of $15,000. It gave me the inspiration of looking into an escrow company in Southern California. Questions: 1. what things would you like to see an escrow company do or do better to earn your business? 2. Would a steeply discounted fee structure be sufficient to lure business if the service is still good? I am looking at the idea of HalfPriceEscrow.com and/or HalfPriceTitle.com. Hi Kevin, I am finding deals in Newport Beach by speaking with people directly. I walk up and down the street and just start talking to people. They are happy to tell you about their neighborhoods and about who is selling soon, etc. I am not finding anything on the real estate websites. I try to reach out to buyers who are a bit smarter/ more educated and let them know I can buy their place without paying realtor commissions or any closing costs and put more money in their pockets. I like higher end properties that are more expensive with smarter owners. They seem to like to deal themselves and I believe they appreciate a young guy who is outgoing and chasing deals (probably like they did a million years ago). Let me know if I can help in any way. I'm looking at a $7600 escrow fee in Newport on a 3.8 mil land purchase/sale. It's absurd. There should be a company doing this stuff for 500 or 1k flat fees.
