Your right its a small storefront. No, my sister and I have nothing to do with her business. I cant really see that part of the lease holding up.
Right! Everything is negotiable. I think thats going to be key here. 5 years is fine with us and the insurance requirement I can understand. I have a hard time getting past her paying for a large expense like a new air conditioner though. I think we might try and negotiate that maintenance under $1000 be her responsibility.

One option is to just buy the property. How should a storefront be valued? Rents, comps, or a combination? The property would only bring in 1400 a month, however, it is a corner lot on two busy streets with a new walgreens and taco bell on two of the other corners. I assume businesses such as these would be willing to pay top dollar for the lot.

Hey guys, there might be a better place for this post, but I am pressed for time. What are the terms of a typical small office/storefront? My mother is being asked to sign a lease with some terms that were unexpected. The space is on main street in a small town of 16000 people. It is probably about 1k square feet and she is being asked to sign a lease where:
1. she is responsible for all maintenance
2. 5 year lease
3. required to have two kinds of insurance but I didnt really understand the terms there.
4. If she died, my sister and I would be responsible for paying the rent.

Are these typical commercial lease terms? What terms should we request?

Hey guys, I am about to pull the trigger on my first deal and would appreciate to see some thumbs up or down from you guys. This is actually a package 2 house deal that would be long term rentals. The cumulative numbers are:
Price: 60k
Down payment: 9k
Taxes and insurance:2900
Repairs: 20k (conservative)
Financing: Seller financed 5 yr balloon with payments amortized to 20 yrs.
Rents: 1400 easy
Closing cost?? Not sure yet.
Property management: me

Any thoughts or things I am overlooking?

Hey guys, I just tried to email my buyers list and gmail shut down my account temporarily for spamming. How do you guys or what system do you guys use to send out messages to mass amounts of people?

Let us know if you get any calls/deals out of them. I just wanted to add that if you are nailing them to telephone poles, you will want to get the kind with the corrugated holes in the sign that run sideways instead of vertical. If they are vertical and nailed to post then strong winds can fold them.

I am just assuming that other people are like me. If I get a letter that has a stamp and isnt obviously marketing material, I am going to open it due to curiosity.

I forgot to ask about the YouTube comment. What do you mean exactly? Place a video on Youtube explaining in general what I do, and embed in my website? This is a great idea. It adds a face to make things more personal and will give me a chance to qualify myself to a buyer or seller in a more direct way.

Thanks guys! Im glad you talked me into posting the whole thing.

I took out the "5:30", the "leave a message" stuff, and took out or shortened several other sentences. I can pay cash for 1 deal maybe 2 but i'm not sure that sentence is really needed so its probably out also. I like the invitation idea but not with this letter. A seller might think "this guy tricked me into opening his letter. How else is he going to trick me?"

I will reduce this down to a few sentences and see how it looks, but not for this mailing. I will give it a try in a couple of days.

Im afraid of mass ridicule, but posting on the forum is probably best for the business so here goes. I am using this letter for a motivated seller list that I purchased. I have been sending yellow letters but I need a letter that will filter out the real motivated sellers. Too many people received the yellow letter and thought I was going to make them an offer they couldnt refuse. eg. 1mill for a house thats worth 100k. Anyways this is my unpolished letter. The formatting is off but text is text. Feel free to comment on the website also. I just made it this week and I desperately need to add more text but for now its a location for buyers and sellers to fill out a form.




Dear motivated seller

I am a local real estate investor that buys and sells real estate in the Jefferson City and Columbia area. I buy houses realtors can't sell. I buy houses of any type and in any situation. Some of these include:

• houses in foreclosure (save your credit)
• houses with little or no equity
