Ok, so I got my list of absentee owners in my area that have owned 10 years or more. When I look at the sale price for when the property was bought by the owner it says 0. What does this mean? Any insight would be appreciated.

Ok, thanks for that info Jon. I have another question. Would It possible to get another FHA loan owner occupied if I'm still paying mortgage on the first or would I need to find another route to finance?

lol yea its been a long day sorry about that. Just to clarify, I'm ready to buy my next 4 unit but I'am not sure if I have to pay off the mortgage on my first property before I proceed. And yes I bought it through FHA owner occupied.

When is it possible to buy my next multifamily do i have to pay off my mortgage on the first one before i move on to my next?

Ok so I'm trying to figure out how a subject to deal works. From what I understand you find a seller going into foreclosure and you write up a contract to buy the property at a discount with the existing financing still in place. Then you assign it to another investor. Two questions, What type of buyer would be ideal for a subject to wholesale? Would it be a buy and hold buyer or a first time home buyer? Second, what are the contracts needed to do a subject to deal? Any advice or info would be greatly appreciated.

Thanks Kyle, but where in the contract does it state that a buyer cannot go over me to purchase the deal if I'm trying to wholesale
